Compare tile roofing quotes on what they do beneath the tile

In a Palm Beach County community where every roof is barrel tile by rule, two quotes can still be thousands apart, and the tile is never why. One priced a fully adhered membrane under it; the other priced the tile and named nothing beneath. One priced stainless hardware for a house within reach of the ocean; the other did not say. Mark what each quote actually states, and the difference has a name.

This page keeps nothing and sends nothing. What you enter stays on this screen.

Set your quotes side by side

Does the quote specify… A B C
The layer assumption, and the price if the tear-off finds more
Why it matters

Under tile there may be an earlier shingle roof from before the code changed, and on the older Lake Worth stock a flat section can carry several generations of membrane. Stripping either is heavier and slower than stripping a layer of shingle. A quote priced for one layer on a roof carrying more is a different job under the same total.

A per-sheet rate for decking, with an assumed count
Why it matters

Under tile the deck can look fine from the attic and be soft at every valley and along the eaves, and nobody knows until the tile is off and stacked. A stated rate per sheet and an assumed count turns the main unknown of a tile job into a bounded figure instead of a phone call in the heat.

The underlayment, named by product
Why it matters

Under tile the membrane is the roof; the tile is its shade and its armor. A fully adhered product and a mechanically fastened one are different roofs at different prices, and the difference shows the first time a cracked tile goes unnoticed for a season. Ask for the product, by name.

Sealed-deck or peel-and-stick coverage: where exactly
Why it matters

Whether the deck is sealed with a self-adhered membrane, taped at the seams, or left at the code minimum decides what happens under lifted tile, and it decides what the wind mitigation inspection says, which decides the premium. Each answer is a different quantity of material.

Flashings at walls and transitions: replaced or reused
Why it matters

Re-using and re-sealing old metal is faster on the day, and it is the usual reason a young tile roof starts staining a ceiling. In ocean air that metal is often rusting from behind, and sealant over rust lasts until the next season.

Vent boots and penetrations: what goes in
Why it matters

The rubber collars around the plumbing vents crack in this sun long before the tile shows anything, and they are the commonest source of a ceiling stain in a house nobody is in for half the year. Upgraded boots cost little and are easy to leave off.

Fasteners, drip edge and valley metal: the grade, in writing
Why it matters

Within reach of the ocean the hardware sets the schedule for the whole roof. Stainless or coated fasteners, tile clips and drip edge are a real line item, and silence usually means builder grade, which will not see the tile out here.

Attic ventilation: corrected, or reinstalled as found
Why it matters

A cooked attic over a block house ages the membrane under the tile every afternoon of a long summer. Intake, exhaust and baffles are least costly to fix while the tile is off, and "reinstalled as found" means the question was skipped.

The permit: who pulls it and where it sits in the price
Why it matters

Included, billed separately, or left to the owner are three different deals. In this county the permit also carries the fastening schedule and the sealed deck, and the association will ask to see it before the insurer does.

Tear-off disposal, dumpster placement and yard protection
Why it matters

Old barrel tile comes down heavy and in pieces, onto a paver driveway beside a pool cage, in a community with rules about where a container may sit. Who pays for it, where it goes, and how the screen enclosure is protected belong in the number.

A start window and what happens on rain days
Why it matters

Summer afternoons interrupt roofing here daily, and a seasonal owner may not be there to see how the deck was closed against the rain. How the crew handles that, and what a delay does to the start window, are worth two sentences in writing.

The labor warranty, separate from the shingle warranty
Why it matters

The manufacturer covers the tile and the contractor covers the workmanship, and on a tile roof nearly everything that fails is workmanship: the membrane, the fasteners, the flashings. Who stands behind the labor, and for how long, matters more than the brand of tile.

How to read the result

A quote with every row ticked is not automatically the one to choose, and a lean one is not automatically hiding anything. The grid shows where two contractors have priced different roofs. When one names a per-sheet rate for decking under the tile and the other never mentions the deck, the lower number has left that cost for the day the tile is stacked on the lawn and the plywood is in the sun.

Take the empty rows back to whoever left them empty and ask for them in writing. Contractors here answer that question for association boards and insurers every week, and the comparison you make afterward is the one that holds.
